Your offer was accepted — congratulations! Now what? For many first-time Texas buyers, the stretch between "accepted" and "keys" feels like a mystery. Here's exactly what happens, step by step.
Step 1: Execute the Contract (Days 1–3)
Both parties sign the Texas Real Estate Commission (TREC) purchase contract, and you deliver your earnest money — commonly around 1% of the purchase price — to the title company. It shows the seller you're serious and gets credited back to you at closing.
Step 2: Title Search Opens (Days 1–5)
The title company opens escrow and searches for liens, disputes, or anything that could cloud ownership. In Texas, title companies handle most of the closing process — unlike attorney-closing states.
Step 3: Full Loan Application (Days 1–5)
Even pre-approved buyers submit a formal application for the specific property — signed contract, address, and any updated documents. This starts the loan clock.
Step 4: Inspection and the Option Period (Days 3–10)
You hire a licensed inspector to evaluate the roof, foundation, plumbing, electrical, HVAC, and more. Texas contracts include an option period — typically 5–10 negotiated days during which you can walk away for any reason (for a small fee to the seller). Use it well: this is when you negotiate repairs or credits.
Step 5: Appraisal (Days 7–14)
Your lender orders an appraisal to confirm market value. At or above the purchase price — full speed ahead. Below it — you negotiate, cover the difference, or in some cases walk away.
Step 6: Underwriting (Days 10–25)
An underwriter reviews everything: your documents, the appraisal, the title work. You may get a list of "conditions" — extra documents or explanations. Respond fast — this is the single biggest thing buyers control in the timeline.
Step 7: Clear to Close (Days 25–30)
The green light. Your lender issues a Closing Disclosure at least 3 business days before closing with your final terms and the exact amount to bring.
Step 8: Final Walk-Through and Closing Day
You walk the home to confirm its condition and any agreed repairs, then sign at the title company, wire your funds (verify wire instructions by phone — wire fraud is real), and get your keys. Texas closings usually take 1–2 hours.
