"How long does closing take?" is one of the most common questions I get. In Texas the answer depends on your loan type, how fast you respond to document requests, and how the inspection and appraisal go. Here's what to realistically expect.

Average Closing Timelines in Texas

Most Texas purchases close within 30 to 45 days of a signed contract:

  • Conventional loans: 30–45 days
  • FHA loans: 30–45 days (occasionally slightly longer)
  • VA loans: roughly 40–50 days
  • USDA loans: 45–60 days (extra USDA review step)
  • Cash purchases: as fast as 7–14 days

The Option Period — Texas's Built-In Timeline Step

  • Appraisal scheduling in busy seasons
  • Title issues — liens, unpaid taxes, ownership disputes
  • Underwriting conditions answered slowly
  • Repair negotiations that run long
  • Lender backlogs during peak buying months

How to Speed Yours Up

  1. Get fully pre-approved before offering — not just pre-qualified
  2. Respond to every lender request within 24 hours
  3. Make no big financial changes mid-process — no new credit, no unexplained large deposits, no job changes without talking to your loan officer first
  4. Work with a loan officer who anticipates problems instead of reacting to them
  5. Have your documents ready up front — tax returns, pay stubs, bank statements

What If You Miss the Closing Date?

You negotiate an extension with the seller. Most sellers grant a few days for a legitimate reason, but some contracts carry per-day costs — one more reason staying responsive matters.

Can You Close Faster Than 30 Days?

Sometimes — well-prepared buyers with responsive lenders do close in the low 20s or faster. It's never a promise, but preparation dramatically improves the odds.
